Terraces of Lafayette will consist of 315 rental apartments in 14 buildings with a clubhouse, leasing office and 569 parking spaces situated in garages and carports. The site is zoned for 750 units, so the plan is far less dense than specified in the General Plan.

Land Plan:
The community plan for Terraces of Lafayette makes good use of the highly altered parcel. Existing terraces, the result of a former quarry operation, will be incorporated into the new development, reducing the need for additional grading and enhancing view opportunities. Large setbacks, low height limits (2 and 3 stories) and abundant landscaping will result in aesthetically pleasing village-like development.
Environment:
The planting of more than 700 trees on the site will create an oak woodland on the property. The new woodland will include diverse species native to Contra Costa County, including Coastal Live Oak, California Buckeye, Pacific Madrone and California Bay. These improvements will create a village-like community and help improve air quality by filtering greenhouse gasses from the atmosphere.

- Traffic from the project can be accommodated by the local roadway network; Pleasant Hill Road and Deer Hill Road will be improved at no public expense
